TRevPAR (Total Revenue per Available Room) is total hotel revenue, including rooms, food and beverage, spa and other outlets, divided by available rooms. It shows how well a hotel monetizes its entire property, not only its beds.
TRevPAR rewards hotels that capture spend beyond the room, through restaurants, events, parking, upsells and ancillary services. It is especially relevant for resorts and properties where non-room revenue is a large share of the business.
Comparing TRevPAR with RevPAR reveals how much of the guest wallet the hotel captures on property. A growing gap usually signals successful upselling and outlet strategy, while a flat one suggests the property sells rooms but little else.
