Comp Set (Competitive Set)

A comp set is the group of competing hotels a property benchmarks itself against, usually similar in location, category and price point. Performance indices compare the hotel's occupancy, ADR and RevPAR to this set.

In practice

Choosing the comp set is a strategic act. Pick hotels guests genuinely consider as alternatives, not hotels the owner admires. A typical set contains a handful of properties, and benchmarking reports show whether the hotel wins more or less than its fair share.

Comp sets go stale. New openings, renovations and repositionings change who the real competitors are, so the set deserves review every year or two. A hotel that beats a weak outdated comp set can still be losing in its actual market.
